Preserving Heritage: Permavent APEX and Plain Easy Specified for Roof Replacement on Historic West Barn Conversion

West Barn - Purkis Farm, Borely

West Barn at Purkis Farm is a remarkable example of Britain’s agricultural heritage, rooted in nearly a millennium of threshing barn tradition. These barns were vital to rural life, originally built to protect and process grain harvests. Over centuries, they evolved from simple hand-threshing spaces to sophisticated steam-powered facilities. Constructed between 1841 and 1876, West Barn reflects the shift from manual labour to mechanised farming. Its three-bay timber frame, made almost entirely from reused oak and elm, showcases Victorian ingenuity. Originally clad with weather-boards and lath and plaster panels, the barn features nailed interrupted studwork and wrought iron bolts. In the 20th century, West Barn was converted into a stable, with homemade harness trees still visible on the eastern wall. Later, it served as a loading area for milk churns and the adjacent West Shelter became a milking shed. Despite its age, the barn retains much of its original structure, including threshing boards and housing grooves, making it a rare and well-preserved piece of agricultural history.

Requirements

As part of the sensitive restoration and residential conversion of West Barn at Purkis Farm in Borely, Permavent’s roofing systems were carefully selected to preserve the building’s historic character while delivering modern performance.

Plain Easy was specified to allow the use of traditional plain tiles on the low-pitch roof — a crucial requirement for maintaining the barn’s original aesthetic and complying with planning constraints. Meanwhile, Permavent APEX provided advanced breathability and weatherproofing, protecting the timber structure from moisture and supporting energy efficiency and long-term durability. Together, these systems ensured the integrity of the renovation while honouring the barn’s agricultural heritage.

Why Permavent was chosen

Permavent Plain Easy and APEX membrane were specified for the West Barn at Purkis Farm, Borely, to meet both the technical and aesthetic demands of the project. Permavent APEX membrane offers superior air and vapour permeability, which eliminates the need for additional roof ventilation, ideal for preserving the visual integrity of heritage buildings. It also acts as a secondary water barrier and provides cost and time savings during installation.

Permavent Plain Easy system allows traditional plain tiles to be installed as low as a 17.5° pitch of roof with single camber/machine made plain tiles,  and as low as a 25° pitch of roof with double camber/hand made plain tiles, enabling the barn to maintain its classic appearance while meeting modern performance standards. Together, these solutions ensured a durable, visually sympathetic, and efficient roofing system backed by a 40-year guarantee.

How Permavent was installed

Permavent APEX membrane and Plain Easy System were installed to deliver a high-performance, low-pitch roofing solution with a traditional slate finish. The APEX membrane was laid horizontally across the rafters, starting at the eaves, with each layer overlapped and taped to form a continuous weatherproof barrier, in full compliance with BS5534:2014+A2:2018 Code of Practice. Permavent Butyl Tape was applied along the rafter lines to seal batten fixings, followed by the installation of vertical counter battens and horizontal slating battens. Counter battens and horizontal slating battens were then fixed, and the Plain Easy System system was installed according to the manufacturer’s fitting instructions. This allowed the hand made plain tiles to be securely laid on pitches as low as 25°, while maintaining compliance with roofing standards and preserving the barn’s heritage appearance.
