Case Study

Pinkie St. Peters Primary School needed a roof that could stand up to Scotland’s wild winters, Permavent DRY+ and Easy Slate were the clear choice.

Pinkie St. Peters Primary School, Musselburgh

Musselburgh Primary School serves the local community on the edge of the River Forth in North East Scotland. The region experiences long, cold, and windy winters, influenced by North Atlantic depressions and prevailing south-westerly winds. As one of the windiest areas in Europe, Musselburgh demands robust and weather-resistant roofing solutions.

Requirements

Due to the unique design and environmental challenges of the site, the project required a roofing solution capable of delivering reliable performance at a low pitch of 18°. Permavent DRY+ and Easy Slate were specified for the full strip and re-roof of the two octagonal-shaped roofs and installed by local contractor B & D Roofing. These products were selected for their proven ability to withstand Scotland’s harsh coastal climate, which is characterised by strong winds and prolonged wet conditions.

Why Permavent was chosen

Given the challenging coastal climate and the low pitch roof, Permavent DRY+ and Easy Slate were selected to ensure long-term durability and performance.

Permavent DRY+ offers high vapour permeability and airtightness, making it suitable for all UK wind zones, while Easy Slate enables secured the installation of roof slates at a low pitch.

The patented Easy Slate System provides a unique low pitch roofing solution and weatherproofing for slate roofs. Easy Slate works by preventing water from permeating the slates through the use of a side lap strip, which seals both the “perp” join and the gap between each slate.

Permavent DRY+ is a high-performance, vapour-permeable membrane specifically engineered for low-pitch roofing, offering excellent breathability while maintaining weather resistance. Its integrated tapes create an airtight seal, making it suitable for all UK wind zones.

To further enhance waterproofing, the system includes Permatac® Butyl Tape, which seals nail penetrations beneath the battens.

All these elements form part of the Easy Roof System, which is fully approved for installation and backed by a 40-year guarantee, providing confidence, long-term performance and durability under demanding conditions.

How Permavent was installed

The project involved a full strip and re-roof of the school’s unique octagonal-shaped roofs. The installation followed the Easy Roof System guidelines to ensure long-term durability and compliance with the 40-year guarantee. Cement slates were used in conjunction with Easy Slate to accommodate the low pitch, ensuring both aesthetic appeal and weather resistance.

The system’s components worked together to provide enhanced wind uplift resistance, critical in the exposed coastal location. The result is a robust, weather-resistant roof that complements the school’s current architecture while meeting modern performance standards.
