A Category C listed four storey city town house needing a full re-roof.

A four storey tenement block, most likely built around 1890 was in need of a full roof replacement.

Requirements:

The stunning honey-blond stone-built tenement, originally adorned with elegant slate tiles, underwent a significant change approximately 40 years ago, in the 1980s, when the original slate was stripped and replaced with more practical concrete tiles. Over the decades, the concrete tiles weathered and wore out, necessitating a complete reroofing.

Today, the tenement has been lovingly restored to its former glory. The worn-out concrete tiles have been removed, and the roof has been meticulously reroofed with slate, returning the building to its original, timeless appearance. This restoration not only enhances the aesthetic appeal of the tenement but also preserves its historical integrity and charm

 

 

Why Permavent was chosen

This Victorian architectural block on Park Road, situated along the scenic banks of the River Kelvin, a tributary of the River Clyde, is located in Glasgow. Known as the rainiest city in the UK, Glasgow experiences an average of 170 rainy days per year, highlighting the critical need for a sound and reliable roofing system.

Given these conditions, the client sought a roofing solution that would not only withstand the test of time but also effectively prevent water ingress. After careful consideration, the Permavent Easy Roof System was selected. This system comes with a 40-year guarantee, ensuring long-term durability and protection against the elements. The choice of Permavent reflects the client’s commitment to quality and the need for a robust roofing solution capable of enduring Glasgow’s challenging weather conditions

 

For this project, Permavent Easy Slate was specified due to its exceptional suitability for the low pitch roof angle. The new slates required a solution that would not only provide optimal performance but also maintain the aesthetic integrity of the original roof features. Permavent Easy Slate offered the ultimate solution, ensuring that the new slates could be applied effectively while preserving the visual appeal of the historic structure.

Additionally, the project incorporated the vapour permeable membrane Permavent DRY+. This membrane plays a crucial role in enhancing the roof’s functionality by allowing moisture to escape, thereby preventing condensation and ensuring a dry, healthy environment within the building. The combination of Permavent Easy Slate and Permavent DRY+ guarantees a roofing system that is both durable and visually consistent with the original design, meeting the client’s requirements for both performance and aesthetics.

 

Permavent DRY+ is specifically engineered for low pitch roof applications below 17.5°. This innovative membrane is essential for ensuring the roof complies with the stringent requirements of the 40-year guarantee.

To further enhance the roof’s performance, additional ventilation was incorporated into the roof space. This was achieved using Permavent Universal Low Pitch Roof Vents, which are designed to increase airflow and improve overall ventilation. These vents play a crucial role in maintaining the integrity of the roofing system by promoting air circulation and reducing the risk of moisture-related issues.

How Permavent was installed

EBS Construction Ltd was commissioned by the West of Scotland Housing Association and the owners to undertake the roofing works at Park Road. This project was of particular significance due to the building’s heritage status in Glasgow, necessitating meticulous attention to detail and adherence to high standards.

To ensure the successful completion of the roofing works, the Permavent Technical Team provided close assistance to EBS Construction Ltd. The teams’ expertise was crucial in guaranteeing the correct installation of the Easy Roof System, ensuring that the roofing system was installed to the highest standards, which is essential for securing the 40-year guarantee.

The combined efforts of EBS Construction Ltd and Permavent Technical Team not only achieved the desired functional outcomes, whilst also preserving the integrity and historical value of one of Glasgow’s cherished heritage buildings.
